Lutz is less a single grid of neighborhoods than a collection of established communities and planned developments set among lakes and woods. Carpenter's Run, built in the late 1980s and early 1990s, is a well-known family-oriented community of single-family homes and townhouses with pools and sports courts; part of the film Edward Scissorhands was shot on its Tinsmith Circle. Cheval is a prominent gated enclave with its own golf and club amenities, while Avila is an estate community centered on the Avila Golf and Country Club, with custom single-family homes. Around these anchors, older lakefront neighborhoods and custom-home pockets along roads like Lutz-Lake Fern Road preserve the area's rural heritage.

Lutz offers a distinctly "Old Florida" way of life at the edge of a fast-growing metro. Residents describe the community as semi-rural, and that character shows in its dirt-road remnants, canopy trees, lakes, and the relaxed pace of its historic core. The "Beautiful Downtown Lutz" area, centered on a replica of the original railroad depot and the former post office now used as an art gallery, is a small-town gathering point with a public library. Homes on the Hillsborough side fall under Hillsborough County Public Schools, one of the largest districts in Florida, while the Pasco side is served by the Pasco County School District. Lutz K-8 School sits in the heart of the community, and a range of elementary, middle, and high schools serve the broader area in both counties. Private and charter school options add further choice. The presence of the University of South Florida just to the south also makes Lutz convenient for university employees and students seeking a more spacious residential setting.

Lutz is well connected to the Tampa Bay region. U.S. Highway 41 runs through the community as its historic main route, while Dale Mabry Highway (State Road 597) and the Veterans Expressway/Suncoast Parkway (State Road 589), opened in the 1990s, provide faster access to downtown Tampa, the Westshore business district, and Tampa International Airport. Interstate 275 is also within reach for travel across the bay to St. Petersburg. Commutes into Tampa's employment centers are typically a matter of minutes rather than hours, though growth has added traffic to key corridors. Regional transit is limited, so the community remains car-dependent, with driving the primary mode for most trips.

Recreation in Lutz is built around water, golf, and open space. The community's many lakes, including Lake Elizabeth and Lake Brooker, support boating, fishing, and lakefront living, and the wooded, semi-rural landscape lends itself to walking, cycling, and equestrian use on larger properties. Golf is a major draw, with private clubs such as the Avila Golf and Country Club and other area courses serving residents. Parks, sports courts, and community pools within planned neighborhoods provide day-to-day recreation, while the Hillsborough River and larger regional parks lie nearby.
